Farmers Insurance has chosen not to renew the Incline Pines master insurance policy covering all 40 units as of June 29, 2025.

Latest information on the Incline Pines insurance situation

As a result, the HOA Board of Directors voted at a May 1 special meeting to place the responsibility for insuring units with the individual owners. Although a master HOA policy is no longer reasonably available, insurance companies are still writing new homeowners policies in Incline Village– although they have different criteria for underwriting and some requirements may be difficult to meet.

This is an invitation to all owners and other interested parties to help others navigate this challenging process by sharing their success stories (and failures, too).

    1. I’m trying to obtain insurace and the insurance company wants to know how old the roof is so i asked V at the HOA and he doesnt know when

      1. We were told by IPM the metal roofs were installed 1999.
        If you tell me your unit number I can look up flat roof date. Vojko has those dates too.

    Unit 34 smaller floorplan (4 BR, 4 full baths)
    I have State Farm in my other homes and cars and umbrella. I currently have Meneth for IP.
    I tried to engage State Farm Nicole Williams Agency in Reno where I have my State Farm Auto Policy.
    They have refused to cover my place. I am going to try my current carrier through Meneth Agency in IV.

    1. Further information: Meneth says that they cannot help.
      I reached out to Countrywide. I sent them many photos of the outside. They have refused to consider insuring the place. Indicated many reasons that are just not true based upon their observation of the photos.

    $10000 total per year ( including existing policy) with 5000 deductible.1mil coverage.

    Does anyone know when the metal roofs were replaced? was it 1993? They wanted to know the year to quote.

  4. When I spoke to the agents writing my insurance quotes the home characteristics auto-populated, including the age of the roof– perhaps taken from building permits. I just went with what they had.

    1. I spoke with my Travelers and she said they consider us CONDOs because we share 725 Fairview and Unit numbers. They only cover the inner walls and will not do outside walls. Be careful if you just increase your insurance because you need to clarify if they cover a standalone house. Travelers Insurance calls them condos and cannot insure them as a house. They only cover the interior walls and contents

  5. So far we have found that State Farm, Allstate and USAA will cover stand alone units as individual properties. This is also what our broker in Incline advised that we do. Other similar “condos” are doing the same, as HO3 insurance for condos is not reasonably available here in Incline.
    I believe Travelers is one that we were told would not insure in Incline.

  7. So far I’ve got two new homeowners policies in place: One from USAA and one from Allstate. The Allstate policy is contingent on one of their affiliated companies writing a policy for my primary residence in Sacramento because Allstate isn’t writing new policies in California. I don’t mind carrying two policies simultaneously while everyone figures out what’s going on.

    State Farm seems to be the most stringent regarding proximity of trees. Allstate and USAA were more concerned about the indoor finishes and furnishings, the furnace, plumbing and electrical panel. I submitted a self-inspection to both using an iPhone app they provided in a link.

  8. State Farm requirements:

    A minimum of 5 feet of hard space around all structures. This zero-scape fire 
break must have no greenery, trees, shrubs, bushes, wood, or combustible materials

    For 5 feet around the main structure all entry ways, decks, patios, and garages, only dirt, rock, pavers, stone, etc. are acceptable

    Submission of photos is required for eligibility. Photos of all four sides of the home showing the 5-foot noncombustible buffer zone surrounding the home is required including roofline

    Defensible Space must be maintained. All tree branches within 10 feet of the home must be limbed up 10 feet from the ground, and there may be no tree limbs overhanging the roof line. Tree limbs must not extend over the roof of any structure, be within 10 feet from the ground, or from chimneys and stovepipes

    All debris on roof tops and gutters must be cleared

  9. Unit 17 passed State Farm inspection. No corrections needed. Very reasonable rates
    YAY!

    Others please post when you hear back from anyone regarding insurance.

      What about those of us that have corrections need by State Farm? For example trees in the 0-5’ zone. They are very clear that a policy won’t be issued in these circumstances so is the Hoa planning to take action?

    They send out an inspector who then gives time for corrections.
    Once you receive a corrections notice please submit to the HOA for help.

  11. Jim McPhee here . . Unit 36 . . . can the Board or anyone give a description of the siding? What’s it “made of” and is it in any way “fire resistant” or treated? Plus, regarding our roofs . . this might be a tough one . . would our roofs be described as “metal – Painted Rib” or “Metal – Standing Seam”? I’m lucky that I know that they’re metal, period. Haven’t a clue beyond that!! I’ve never been asked so many questions about my Unit that I didn’t have a clue about! I had to try to explain what it’s classified as . . . I couldn’t let them call it a condo because that implies “shared walls” so I had them list it as a single family detached to insure that, God forbid, something happens and they say that I provided incorrect info!

    1. Hi Jim– the siding is cement fiber (good) that replaced the original wood shakes (bad). Re: Metal roofs. Not sure of the type, but they were replaced in 1999 to the best of our knowledge. None of the flat roofs is older than 2018. Yours is likely newer than that.

  12. USAA initially wrote our new homeowners policy with a $3,910 annual premium pending an inspection.

    The premium seemed high but I was in no position to argue. A third party inspection company hired by USAA called Castle High Value sent me a link for a self-survey of the house, which asked for photos of all the bedrooms, bathrooms, kitchen and living areas along with shots of the home’s exterior from various angles. Castle High Value followed up with a phone call from a woman who asked a few more questions and wanted me to text one more photo of the daylight basement.

    Remarkably, this led to a revised premium statement of $2,976 per year. All coverages remain the same. This was at the bottom of the amended statement: REASON(S) FOR CHANGE: CHANGE CONSTRUCTION

    Maybe they like the way our units are built and type of materials? Anyway, it was welcome news.

  13. I found out this week that I was approved by State Farm– so that makes three approvals; Allstate, USAA and State Farm. I’m keeping USAA and canceling the others. State Farm offered a slightly better rate, but their inspection criteria seems somewhat arbitrary.
