Incline Pines HOA welcomes new board member

Dear Incline Pines Homeowners,

We had an informative and conversational Annual Meeting on Saturday, September 6. 

First of all, we’d like to welcome new board member Jennifer (Cochran) Lynch and returning board member Susan Schwerd as a result of the annual board election. Jennifer has long been associated with Incline Pines and her father, Ty, was a respected board president. And we want to thank Craig Porter for joining our architectural committee.

In summary here are some of the highlights shared at the meeting regarding this past year:

BurnBot

Working with the BurnBot company was a definite learning experience for all of us and consumed a lot of our time. We met with the BurnBot project manager,  the North Lake Tahoe Fire Department chief, the defensible space manager and their forester, as well as the Tahoe Fund CEO after the project completion about what worked and what could have been done differently. 

We were considered a pilot for this method of clearing and as such received financial assistance to complete the project. The bottom line is all involved feel we are much safer than we were and the professionals have all recommended that we wait until spring to continue the never-ending process of defensible space clearing.

Tree removal and roof replacement

We are still scheduled to have several trees on the property removed, either because they are dead or as a requirement by an insurance underwriter. Roof replacements continue with five units scheduled this year. All contractors have been very busy but we are still on the calendar.

Homeowners insurance

With Farmers Insurance dropping our master policy this summer, owners of all 40 units worked quickly to get their homes insured with individual policies. We know this has been trying for some but seems to be the “new normal” and annual renewals may bring new challenges. Please don’t forget to send your homeowners policy declaration page to Swiss Time.

Entry bollards

The bollards at the entrance have been finished for now. The cables may need to be tightened or adjusted after the winter weather but this is something that can be done as needed due to the way the system was designed.

Bollards will be replaced at the lower hairpin turn when funds and contractor availability allow.

Overall community appearance

It’s been a busy summer with lots of individual construction projects underway. Homeowners have also complained about a general “sloppiness” they’ve seen in the community.

We need help from  everyone to get this property looking nice again. Please clear decks (upper and lower) as well as front stoops. These should not be used for storage of any kind. 

Building materials need to be taken off site or put inside of homes if a project takes longer than a couple of weeks. Parking spaces must be used for cars/trucks only and not e-bikes, watercraft, trailers or building materials. Soon enough the snow will start falling and aside from being unsightly some of these items will be in the way of the plows. 

Cars need to be parked in their assigned spaces and not in guest spots on a permanent basis. Parking on dry grass is not just a violation, but also a fire hazard. 

We really want to avoid Swiss Time having to send violation letters and imposing fines. We want Incline Pines to continue to be the inviting and beautiful community it has been for years. 

Homeowner maintenance requests and violation reporting

Vojko at Swiss Time has requested that all maintenance or safety requests and reports of governing document violations go directly to his office and not to individual board members so we have a straightforward line of communication to get things done.
