Happy spring, Incline Pines homeowners!
On Thursday March 19 we held a very productive Board meeting via Zoom.
Here are some highlights:
- The HOA plans to complete the replacement of the remaining flat roofs this year.
- The Board is looking at options for EV chargers, as not every owner’s parking location allows for one. The equity issue was discussed. At this time we are considering at least mapping out where a charger or, alternatively, a simple 240 volt outlet could potentially be placed at each home. The general consensus is that adding more wooden charging enclosures on the property is not the best path forward as they are unsightly and may even present a fire hazard. With a 240 volt outlet owners would need to be responsible for storing their own charging cords after each use.
- Because the BurnBots project last year got rid of much of our “ladder fuel” we will be focusing on pine needle and cone removal around the homes this year. We are working with Capstone on a plan to clear the Zone 1 defensible space around each home. Roofs and walkways have already been cleared.
- We are going to have an asphalt company give us a recommendation for crack repairs and sealing of the main road. The increasing cost of oil may make a complete repaving project this year too expensive.
- The Board presented a new budget for FY 2026-27. HOA dues will need to be increased to $780 per month beginning in July. We made sure to budget for more defensible space clearing as well as the replacement of the remaining roofs. The budget adoption by homeowners will occur on May 21. All owners will receive a copy of the budget prior to the meeting.
- We are seeking a new company to conduct a complete reserve study which is required every five years.
- The Board will be meeting with legal counsel to discuss some proposed changes to the CC&Rs regarding owner responsibility and insurance.
Spring/summer reminders
- Our CC&Rs do not allow for storage of items such as bikes, kayaks, paddle boards, towels, etc. on the upper or lower decks or around the outside of the home. We presently have several bikes being stored outside of units. Please try to find an area within your homes for this equipment.
- Fire pits or fire tables must have a permit from the North Lake Tahoe Fire Protection District. The Board highly discourages the use of these items due to the heightened fire risk and issues with insurance companies. If you have one of these please send your permit (if granted) to Tashina at Western Nevada Management tashina@westernnv.com..
- Beginning last year every owner is responsible for insuring their entire home (inside and out) from fire, damage, and liability. A copy of your insurance declaration page should be uploaded to your Appfolio account.
- Owners will be notified in advance of road work being done, roof replacement, or any other actions being taken on the property.
- If you plan to park a boat or watercraft on the property please complete an application and submit to Western Nevada Management ASAP. Spaces will be assigned on a first come basis as usual.
