Who owns the land immediately surrounding an individual unit?
The short answer is everybody. The deed to one of the 40 units grants ownership to an undivided share of Incline Pines’ nearly 12 acres, including the land underneath the individual Units.

Who maintains the individual units?
A unit’s boundaries extend inward from the interior walls, with the HOA maintaining most of the exterior surfaces, including the roof and siding.
An individual owner is responsible for maintaining and insuring the inside of their unit, plus exterior porches, decks and other items identified as Limited Common Elements in the community’s CC&Rs.
Where do we take our trash?


Improper trash disposal is not only unsightly, it poses a serious threat to our local bear population
Each unit has one trash can inside a bear box assigned to that unit. If the can is full, you can use the large dumpster located at the bottom turn of the driveway– where you’ll find a second dumpster for recycling. Each unit has been given a key to unlock the dumpsters.

Under no circumstances should you ever leave garbage outside a bear box or dumpster – and please ensure the bear box door is latched both top and bottom when you close it. It’s not uncommon to see our black bears checking the doors!



Can dogs be walked off leash?
Dogs must be under their owner’s control in the immediate vicinity of their unit, and must be on a leash when walking in the common area. Owners are responsible for cleaning up after their pets.

What address should I use for mail delivery?
The US Postal Service does not offer mail delivery to Incline Pines. Residents who need an Incline Village address can apply for a PO box at the Incline Village post office or at one of the local commercial mail and packaging services.
Who provides utility services to Incline Pines?
Water, sewer and garbage service are included in the monthly assessments. Other utilities are provided by the following:

How often is the driveway plowed during snow season?
At an elevation of approx. 7,000 feet, Incline Pines averages about 140 inches of snowfall each year.
The half-mile private road is plowed by a private contractor when at least four inches of snow has fallen. You can find the snow removal plan here.
Individual unit walkways are also cleared by our contractor and full-time residents are given priority. If you’re coming up after a winter storm, you should give as much prior notice as possible to Western Nevada Management to allow time to clear your walkway.

Can owners improve the area outside their units?
An owner may landscape the area around their unit, subject to conditions described in the CC&Rs.
Owners, with HOA approval, may also add hardscape, hot tubs, walkways, etc. within a narrowly-defined area of their unit’s Limited Common Elements and must assume the responsibility to maintain their improvements.

Can Incline Pines units be listed on Airbnb, VRBO or similar short-term rental sites?
The Incline Pines CC&Rs prohibit short term rentals (anything less than 30 days) and long-term rentals must meet certain conditions.
The CC&Rs also prohibit an owner from leasing less than their entire unit.
Can visitors park in unmarked spaces?
This is a hot-button issue in many common interest communities. Parking is extremely limited at Incline Pines and even the larger units are assigned just two spaces at or near the unit.
The community’s current parking map identifies the dedicated spaces along with 23 guest spaces, with even fewer during boating season. Guest spaces are intended for short-term or overnight parking only.
Note: The speed limit on the community’s private road is 15 mph in fair weather and 5 mph with snow/ice on the pavement.
What can I do if nearby residents or visitors are making too much noise?
The community’s Rules and Regulations prohibit unreasonably loud noises at all times, but especially during quiet hours between 10 p.m. and 8 a.m.
If you’re unable to resolve the problem directly, you can contact the community manager at Swiss Time Management. In an extreme case you should call the Washoe County Sheriff’s Dept.
Can I park a boat in my assigned parking space?
The community CC&Rs don’t allow boat parking in assigned vehicle parking areas because of the driveway clearance required. Boat owners are encouraged to apply for seasonal boat and watercraft parking in the paved common area on a space-available basis.

Do Incline Pines residents and guests get special access to recreational facilities?
A “punch card” or picture pass allows limited free or discounted access to the following Incline Village General Improvement District facilities:

Who do I contact if I have a different question or concern about Incline Pines?
The community is managed by Western Nevada Management and our community manager is Tashina Habibian (775) 831-5345.
Incline Pines homeowners are encouraged to use the Western Nevada Management online portal to set up autopayments via e-check (ACH) or credit card. There is no fee for e-check payments. Owners may also use the portal for maintenance requests, violation reports and general questions.
