FINANCIAL UPDATE October 31, 2021
o MINUTES OF LAST MEETING Approve October 21, 2021 board meeting minutes
Old Business:
1.) Governing docs- update on vote for Bylaws and Articles of Incorporation
2.) Insurance Meeting – main discussions points, new information, homeowners’
responsibilities, liability insurance
3.) Lighting Repairs – replacement of bulbs to soft white, lower wattage LEDs
4.) Preparing for winter – pine needles cleaned off roofs, creek cleared, snow poles in
place, taking care of snow poles
5.) Parking Bollards update
6.) Committee sign-ups
New Business:
1.) Lighting Samples – Will be pictured on website, can be seen around property, checking
over winter for durability, still waiting on some samples, will have a vote in early spring
2.) Deck HOA letter available for Washoe County permit
3.) Opening discussion regarding common area and limited common area – We will open
this part of the meeting to start the discussion on what homeowners believe should be
placed in CC&Rs regarding the designation of limited common area around the units.
We need input from all homeowners as we all have a shared 1/40th interest in the
property. What do we want our property to look like? How do we make it equitable for
everyone? Each unit will be allowed 2 minutes at this meeting to begin the discussion.
No decisions will be finalized by the Board at this meeting.
4.) Timeline for Limited Common Area and other CC&R topics to be discussed/ finalized.
5) Review/Approve Audit and Engagement Letter

A copy of the audio recording, the minutes or a summary of the minutes of the meeting will be provided to the unit’s owners upon request, in electronic format at no charge to the unit’s owner or, if the association in unable to provide the copy or summary in electronic format, in paper format at a cost not to exceed 25 cents per page for the first 10 pages, and 10 cents per page thereafter.
